The truth is, it can be a smart and cost-effective choice, but only under the right conditions. What Is an Asphalt Overlay?

An asphalt overlay is precisely what it sounds like—a new layer of asphalt laid over an existing paved surface. It’s not the same as patching a pothole or sealcoating a surface. With an overlay, we add a fresh layer (usually 1.5 to 2 inches thick) over the current asphalt to improve appearance, ride quality, and durability.

Whether it’s an asphalt driveway, walkway, parking lot, or another asphalt surface, overlays are quicker, less expensive, and less disruptive than tearing out and rebuilding the entire surface.

When an Overlay Makes Sense

A few conditions need to be met before an overlay is a good fit. If your existing pavement meets most of these, there’s a good chance you’re a candidate:

1. The Base Is Still Structurally Sound

This is probably the most critical factor. An overlay can work great if the foundation underneath your asphalt (called the sub-base) is still solid and holding up well. If the base is compromised, cracked, or failing, putting a new asphalt layer on top just puts a Band-Aid on a bigger problem.

We can usually tell if the base is good by performing a core test or evaluating the extent of the damage on the surface.

2. Cracking Is Minor and Manageable

Not all cracks are created equal. If you have a few surface-level cracks or small areas of wear, we can prep those spots, clean them, fill them, and level them before applying the overlay. But if your pavement has a pattern of deep, interconnected cracks, that’s usually a sign of structural failure beneath the surface. A full-depth repair or replacement is usually the better option in those cases.

3. Drainage Is Still Working Properly

Water is asphalt’s worst enemy. If your current pavement has standing water after a rainstorm or poor drainage that sends runoff in the wrong direction, overlaying it could worsen the problem. Overlays can slightly change the grade of a surface, so we always evaluate how water moves across the area. Sometimes we must mill down parts of the surface to maintain proper drainage.

4. You’re Looking to Extend Life Without Rebuilding

If your asphalt is around 10 to 15 years old and starting to look tired but still structurally okay, an overlay can give it a second life. It’ll look new, drive smooth, and buy you another 8 to 12 years or more, depending on usage and upkeep. For commercial lots, it’s a great way to freshen up the property and improve curb appeal without spending a lot on a full replacement.

When It’s Better to Replace

As much as we like overlays, they’re not always the right move. If you’re dealing with any of the following, you may want to consider starting fresh:

  • Widespread deep cracking or potholes
  • Major drainage issues
  • A failing or soft sub-base
  • More than two existing asphalt overlays are already in place

Sometimes it’s better to invest in long-term stability than to keep layering on fixes.
